Billboard Lease Agreement

A Billboard Lease Agreement is a document used by a landlord who owns real property and someone who would like to use a billboard on the landlord's property for the purpose of advertisement. A Billboard Lease Agreement acts as a legally binding contract that allows a business or individual the right to display a billboard advertisement on the Landlord's property for business or commercial activities in exchange for paying rent. Under this Agreement, the person renting the property, known as the tenant, may either erect a billboard on the landlord's property or make use of an already existing billboard on the property.

The Lease includes basic information about the property, as well as provides an opportunity for both parties to specify their rights and responsibilities under the Lease. Billboard Leases can be short-term, for as little as a few months, or long-term, for multiple years. However, having the entirety of the Agreement between the billboard owner and the landlord in writing helps mitigate any potential for future misunderstandings and disputes by making each party's rights and responsibilities under the Agreement plain and clear.

This lease is used for the tenant to rent the property from the landlord. If the tenant would like to lease the use of the billboard to a third party, they can use a Sublease Agreement for this purpose.

How to use this document

This document includes all of the information necessary to create a thorough and comprehensive Billboard Lease Agreement. This Agreement can be created by either the landlord or the billboard owner but its terms must be agreed to and signed by both parties. The document includes various options to tailor the Agreement to meet the parties' needs. The Agreement allows the Parties to specify the following important details that will guide their landlord/tenant relationship:

• Name and contact information for both Parties, including the landlord and the tenant
• Description of the type of property being leased and its location
• Arrangement of who will be responsible for erecting the billboard
• Whether the tenant's use of the property and the billboard itself will be exclusive or non-exclusive
• Length of the lease, specific start and end dates, and whether and how the lease term may be renewed after the termination of the initial lease term
• Amount of money that the tenant will pay for a security deposit, rent payments, and late fees
• Responsibilities that must be fulfilled by each party under this Agreement, such as maintaining the property, maintaining liability and property insurance, paying any applicable taxes, and using the property in an acceptable manner
• Specifying any restrictions on how the tenant may use the billboard, such as requiring that the advertisement be for a specific business or banning the tenant from displaying certain words or images

After inputting the required information, the Agreement is printed out and signed by both Parties, and then kept on file by both Parties for the duration of the Agreement as well as for a reasonable period of time thereafter.

Applicable law

All Lease Agreements in the United States are generally subject to the laws of individual states.

The Environmental Protection Agency governs the disclosure of lead-based paint warnings in all rentals in the States. Distinct from that, however, required disclosures and lease terms will be based on the laws of the state, and sometimes county.
